The Concept Design stage is lots of fun. This is where we explore your design options and throw in some ideas that might be new to you! This stage is open-ended, with unlimited revisions, this gives us freedom to explore the best design options to meet your brief. We also look at the construction costs at this stage, to give you peace of mind that the design you fall in love with is affordable.

VR & Video Flythroughs
We use VR and Video Flythroughs on every project. Most people find it very difficult to visualise a space from a plan and these are the perfect tools to show exactly what the design will look like!
Full Set of Drawings
By the end of the Concept Stage you will have a full set of drawings to show to friends and family.
Cost Analysis
Unlike the rest of the industry we provide a soft quote BEFORE you move to the Planning stage. Why would you gain permission for something you can't afford?!

Design meetings with your Architect
Our Architects are highly trained and skilled at getting the most out of your home. Alongside design meetings, your Architect will maintain a clear and consistent dialogue with you.
Getting Planning Permission is an important legal milestone and a step in the project journey that often makes homeowner’s nervous of neighbour disputes and objections. We make sure this stage is handled with care and that our HOKO Architects use their local knowledge when dealing with your council and their specific policies.
Pre-Planning Advice
Planning risk varies depending on your local authority and the visual aesthetic of the design. We discuss these risks with you during this stage.
Planning Application Material
We prepare all of the material required to submit the strongest application possible. If the planning authority ask for more information, we provide this without a charge.
Planning Submission
We deal with the application submission and payment, the local authorities fees will be discussed with your prior to submission.
All council correspondence is handled by HOKO
We try and build relationships with your planning department and deal with any correspondence with the council, this can be tracked on your
This stage is another Local Authority legal process that ensures that your project is built to the Building Regulations. We prepare all of the technical drawings and specifications and deal with Building Control on your behalf. You will need a structural engineer at this stage if you are changing load bearing walls, we will get you a competitive quote for this and make sure the structural design is submitted with our application.
Full technical design
We prepare a full set of construction drawings and assist the builder with any specialist detailing.
Detailed Specification
We prepare a full and detailed construction specification for the builder to prepare his quote.
Full Management of the Application
We deal directly with building control and any other 3rd party consultants.
All council correspondence
We respond quickly and efficiently to any council correspondence and manage the payment of the application - just like the planning stage
This is the highest risk stage in the process and where you spend your budget. The Builder is the biggest variable in any construction project and after working with some big and small contractors we decided that to deliver the best level of service we would launch HOKO Build and deliver the projects ourselves. You will also get full access to HOKO Shop, for all of the final finishes that will make the project unique to you and an easy way to calculate the cost for all the visual bits with your bespoke project measurements!
Pre-Construction cost negotiation and agreement
Our detailed specification is passed to the builder who prepares the quote. This is then negotiated with you to ensure everything you need is provided.
Contract Administration
The contract is the most important document in the whole process. We select the right contract for you, discuss the fine print and make sure it is followed during the build.
Full Access to HOKO Shop
During the construction stage you will be given access to HOKO Shop, our online catalogue of all things interiors. We might even be able to give you a housewarming discount!
Project Management
Your Project Architect will be on hand to inspect works, answer any questions and to make sure you know what's going on.
Snagging
Your Project Architect will help you pick up any defects and snags and Mae sure these are corrected within the defects period specified in the contract.
Completion Documentation
We deal with the local authority to make sure your receive all of your completion paperwork, you will need this if you ever decide to sell.
